Contracts exchanged for sale of Welsh Government owned residential development site in Bridgend

The Welsh Government announced today that contracts have been exchanged for the sale of 98 acres of land to leading housebuilder Persimmon Homes to build 590 new homes on a prime residential development on the outskirts of Bridgend.

The land is primarily earmarked for residential development, including affordable housing, while some land is earmarked for public open space, landscaping and buffer zones.

Economy Minister Edwina Hart said:

“Releasing this site to the market will allow developers to deliver much needed housing, including affordable provision, in line with the existing planning consent. The development of the site is also anticipated to support some 75 full time construction jobs over five years.”

Improvements in the housing market over the last 12 months meant there was strong interest in the site and following a competitive bidding process, contracts have now been exchanged with Persimmon Homes Limited which has already built 396 houses at Parc Derwen that include a mixture of high quality two, three, four and five bedroom homes.

Parc Derwen, a 210 acre site at Coity near Bridgend, has been developed over the past seven years as part of a consortium agreement between the Welsh Government, Persimmon Homes Limited and Taylor Wimpey Developments Limited.

Planning permission has been approved for the construction of a total of 1500 residential units, with approximately 450 homes built to date.

The land being sold by the Welsh Government includes a 4.5 acre District Centre where likely uses could, according to the development brief,  include a health centre, a place of worship, a public house/restaurant together with neighbourhood shops, post office and related car parking.

The purchase of the 98 acres of land from the Welsh Government makes Persimmon Homes the largest land holder at the Parc Derwen site. Parc Derwen and the wider location of Bridgend has been a key location for Persimmon Homes with Parc Derwen being one of their most popular developments.

“The marketing of the property generated significant interest from the Plc house builders and the level of offers received was significant which shows there is strong demand for good quality, well located development sites along the M4 corridor in South Wales.”
