Virtual modelling has long been a valuable tool in eliminating clashes and addressing buildability issues in construction projects, but it also offers so much more.
Through virtual modelling, we identify the most efficient way to deliver construction projects and recommend tailored offsite prefabrication solutions to improve productivity and sustainability, reducing costs in the process. We work in partnership with our clients to deliver a comprehensive BIM process to suit the level of outsourcing they require.

BIM Modelling
We work with some of the best digital engineers from across the UK to build virtual prototypes of building services prior to development and installation. We can support clients at any stage of the design, consultation and handover phase, depending on their needs

Offsite
We are leading exponents of the principles of DfMA (or Design for Manufacture and Assembly) and seek to act on behalf of our clients to find the most efficient way to deliver their building services projects.
We work with clients to gain a clear understanding of their end product – the brief, site, constraints and key drivers – and use virtual modelling to outline where offsite solutions would be most beneficial and build this into their project strategy and planning. A concept modelling service can be provided to illustrate offsite potential and installation methodology.
By using modular solutions to identify where components can be manufactured or built offsite, we help our clients to deliver projects more quickly, safely and sustainably.
BIM Level 2
As a forward-thinking UK based provider, BIM Level 2, PAS1192 and ISO 19650 protocols underpin all aspects of our professional operations in line with Government requirements on all public sector construction projects. By sharing information, BIM level 2 enables project stakeholders to collaborate across multiple disciples, ensuring a smoother and more efficient project delivery.

Clash Detection
Conflict reporting and clash detection are an integral part of our BIM modelling service.
Whilst we use clash avoidance techniques during the BIM modelling process, we also undertake clash detection exercises to ensure any issues, which would traditionally be discovered later site, are resolved during the design process.
By adopting this ‘build before we build’ approach, we are able to identify where components may be occupying the same space or where access to or maintenance of equipment is restricted. Any issues which cannot be resolved are detailed in clash detection reports so they can be presented easily to the design delivery team to resolve before construction begins.
COBie Data/ Asset Tagging
COBie focuses on delivering relevant asset data from a project within the BIM model. This data helps capture important information about a project including items of plant and equipment, data sheets, maintenance information, spare parts lists, and warranties.
As a 3D BIM model is developed through the RIBA design phases, there are requirements to provide more detailed information within elements of the 3D model at each stage.
COBie deliverables are project specific and requirements are detailed in project BIM execution plans. We work alongside clients and design managers to facilitate the COBie data requirements for your BIM project.
Laser Scanning and Model Conversion
Whilst accurate plans are preferable for BIM modelling, there are some circumstances where only limited information is available.
By using the latest 3D laser scanning technology, we can gather accurate point cloud information on site in a short space of time which provides us with accurate measurements to inform the modelling process.
This information is then converted into the preferred format for our clients, which could be a 3D virtual tour, video presentation, Revit model or 2D plans. We will also share the raw point cloud data to allow our clients to utilise this however they see fit.
