Operating nationally throughout the UK, Arka Consultants are a Leeds-based company of chartered surveyors that specialise in Building Consultancy and Project Management.

PROJECTS

Our range of project services allow us to support you before, during and after a construction project as much, or as little, as you need.

Design & Specification

For projects where the complexity or value of work does not warrant architectural involvement; we can combine our project management expertise with our design experience to undertake the design and specification elements of a project and manage the subsequent tender and construction processes, if required.

Project Management

We understand that properties and projects come in all shapes and sizes and that no two projects or clients are the same. We will work with you to understand the level of support you require and will endeavour to provide it.

  • New Build: We will immerse ourselves in your project from start to finish. We are adept at developing and co-ordinating design teams with and on behalf of clients, ensuring the necessary expertise is incorporated to the project at the right moment and for the optimum duration. For a new-build project we would recommend our ‘all-inclusive’ approach covering all the RIBA stages of a project from Stage 0 to Stage 7.
  • Refurbishments: We understand that there is never a one-size-fits-all approach to working with existing buildings and we offer a mix-and-match approach broadly following the RIBA stages of work. Select the relevant stages for your project and we will work with you to build a bespoke proposal to suit your circumstances and project.

Employer’s Agent and Contract Administrator

Depending on your preferred procurement route and complexity of the project in question, we can manage the procurement process on your behalf and fulfil the contractual role of Employer’s Agent and Contract Administrator once a contractor has been selected. We can undertake this as a standalone role, or in addition to our duties as Project Manager, if required.

Tenant and Occupier Fit-out

We have experience in helping Tenants and Owner-Occupiers relocate their existing businesses, and in helping new businesses take the first step in fitting out their new premises. We will ensure we understand what our client wants from any move, and work closely with them to ensure their new site is ready before they move in.

CONSULTANCY SERVICES

Our range of consultancy services will offer technical and professional advice covering a wide range of client requirements that frequently arise in the property industry.

Dilapidations

The RICS defines dilapidations as ‘breaches of lease covenants that relate to the condition of a property during the term of the tenancy or when the lease ends’. Our advice can be sought at any time before, during or after a lease term to help you identify financial and time risks associated with dilapidations to your business or property, and manage them accordingly.

Licence for Alterations

The majority of commercial leases contain a clause or clauses in one form or another preventing the Tenant from carrying out unauthorised alterations to a property. We can work with Tenants to ensure they follow the correct procedures are followed to ensure their changes do not breach the terms of their lease. Conversely, we can review proposed plans from a Landlord’s perspective and advise on the suitability of the planned changes.

Planned Preventative Maintenance

All building components deteriorate with time and use, deterioration is often exacerbated when buildings are left vacant. Planned maintenance is a recognised approach to safeguard the function of buildings and their components, preserve the value of the building, satisfy legal obligations, and ensure the building remains suitable for occupation throughout its lifespan. We can inspect and assess the most suitable way to maintain buildings over a defined period to suit your investment objectives.

Reinstatement Cost Assessments

 It is important for all property owners to guarantee that their building is insured, but it is equally important to know that the buildings and contents are insured at the correct level. Too high an insurance value can mean an expensive annual premium, while too low a value leaves the potential for shortfall in the event of a claim. We can undertake the widely recognised Reinstatement Cost Assessment (RCA) on any building and can assess the cost to rebuild the property, including demolition costs, professional fees and statutory fees.

Party Wall Advice

The Party Wall etc. Act 1996 applies to England and Wales and provides a framework for preventing and resolving disputes in relation to party walls, boundary walls and excavations near neighbouring buildings. The role of a party wall surveyor is statutory and one that is independent of instructions from an appointing party, however we will, where possible, work with all parties to prevent party wall disputes arising. Where a dispute has already arisen, will attempt to resolve the dispute as quickly and practically as possible, following RICS.

BUILDING SURVEYS

Our range of building surveys will identify problems and risks associated with property, and more importantly offer solutions to these that are tailored to your requirements and available budget.

Residential Surveys: We provide full building surveys for residential properties. This type of survey is the most comprehensive survey and covers a wide variety of criteria and will: describe each element of the property in question; assess the condition of each element; and where required, identify issues and recommend remedial works.

Commercial Surveys: We have experience working with commercial and public-sector clients ranging from individual tenants to multi-national investment funds across a range of property types including; offices and industrial, retail, rural and education.

Specific Defect Analysis:  For individual or specific issues with existing buildings, we will perform a targeted inspection to identify defects and suggest remedial works.
