Who We Are

Founded in 1994, Adair is an independent multi-disciplinary construction consultant with offices in London, Gibraltar and Dubai.

We act as quantity surveyors, monitoring surveyors, project managers and building surveyors for projects across all construction sectors and have acquired a significant reputation with respect to high end residential development. We also provide expert advice in contractor’s services, dispute resolution and party wall surveying.

Our client base ranges from private individuals, banks, private equity funds and solicitors to family offices, developers, contractors and trusts. In addition to the UK, we have completed projects in many territories including Gibraltar, Ireland, Barbados, Finland, Spain, the Cayman Islands and the United Arab Emirates.

As a young, forward-thinking professional business we combine traditional skills with modern technology and this has helped us grow naturally through many client recommendations.

Project Monitoring

Managing costs and maximising value are crucial to the success of any construction project. It starts when testing the feasibility of a project and runs through its development to the completion and handover of the finished building.

To do this successfully requires experts to use their construction knowledge, experience of strategic and detailed cost planning, and knowledge of procuring construction services

A project can quickly and easily suffer from slipping deadlines, rocketing costs and poor quality. To keep it under control you need someone with the experience to develop a solid plan, the skills to deliver it and the composure to handle any surprises that might crop up.

Where you have acquired a full or partial interest in a development that is not under your direct control there will be risks associated with the design, construction and supervision of the project.

To protect your interests, you will need an independent expert to identify and advise on these risks and monitor a developer’s performance.

The size and complexity of construction projects means that problems can often arise. If not resolved, these can lead to formal disputes and so it’s important to have expertise available to make a claim against another party and/or to respond to claims made against you. Having the right team on board will also help you prevent conflicts arising in the first place.

Our commercially focused Building Surveys provide our clients with a comprehensive report tailored to their requirements.

We work closely with our clients to provide them with quality, detailed Building Surveys on a variety of commercial, industrial, retail and residential properties, and we can also advise on any defects that are identified, or works to the property that are being considered.

If you’re planning any building work on your property, or developing a new one, then you may be affected by The Party Wall etc Act 1996. This sets out a building owner’s rights and obligations and exists to prevent your actions from causing damage or disruption to your neighbours (or ‘adjoining owners’) while ensuring you can still perform lawful work to your property.
