ENERGY MANAGEMENT

As the rising cost of energy meets the pressure of environmental legislation and targets, energy management is becoming an increasingly vital part of both the private and public sectors. According to a recent CBI (Confederation of British Industry) report, 80% of companies consider energy efficiency a high priority. This may be of little surprise, since Defra estimates that UK business could save £4 billion every year through energy efficiency. The ongoing costs of energy should never be viewed as a fixed or inconsequential cost of business.

ENERGY AUDITS

An energy audit is an important step for an organisation, whatever its size or type, wanting to improve its energy efficiency, reduce energy consumption and cost and bring related environmental benefits. We will organise a systematic inspection and analysis of energy use and energy consumption of a site, building, system or organisation with the objective of identifying energy flows and the potential for energy efficiency improvements.

ESOS

The Energy Savings Opportunity Scheme (ESOS) is a mandatory energy assessment and energy saving identification scheme for large undertakings (and their corporate groups). The scheme applies throughout the UK and we are already in phase 1. In simple terms, an ESOS Assessment requires participants to do three things:

  • Measure your total energy consumption
  • Conduct energy audits to identify cost-effective energy efficiency recommendations.
  • Report compliance to the Environment Agency (as the scheme administrator) 

ENERGY ASSESSMENTS

Building assessments can help us identify where high energy consumption occurs either through losses due to the fabric of the building or where there is in-efficient heating, cooling or lighting in place. We can then measure those losses and make recommendations on how to reduce your costs. We use full life cycle cost analysis with nett present values when making recommendations. Energy assessments are a legal requirement when a building is leased or sold and should be displayed in buildings over 500m2. We can help with all your certification requirements to ensure you are legally compliant.

DISPLAY ENERGY CERTIFICATES

A Display Energy Certificate (DEC) provides an overview of the annual energy consumption of a building based on data obtained from the gas, electricity and water meters. The certificate is accompanied by a mandatory advisory report which outlines potential measures for improving the energy performance of the building. The certificate must be replaced every year and a new advisory report generated every 7 years.

At present Display Energy Certificates are only required for buildings occupied by a public authority or an institution providing a public service to a large number of persons. However, the Government has announced its intention to review in the future whether this regulation should be extended to include private sector buildings occupied by commercial organisations and visited frequently by members of the public.

SBEM CALCULATIONS

An SBEM, or simplified building energy model, provides an analysis of the energy consumption of a building. The SBEM calculates the monthly carbon dioxide emitted and energy used by a building given its construction, geometry, use, lighting equipment and HVAC. ENERGY PERFORMANCE CERTIFICATES

These certificates are for all buildings and will be required whenever a building is constructed, rented or sold. The Energy Performance Certificate (EPC) is broadly similar to the labels now provided with domestic appliances such as refrigerators and washing machines. Its purpose is to record how energy efficient a property is as a building. The certificate will provide a rating of the energy efficiency and carbon emissions of a building from A to G, where A is very efficient and G is very inefficient.

EPCs are produced using standard methods with standard assumptions about energy usage so that the energy efficiency of one building can easily be compared with another building of the same type. This allows prospective buyers, tenants, owners, occupiers and purchasers to see information on the energy efficiency and carbon emissions from their building so they can consider energy efficiency and fuel costs as part of their investment. An EPC is always accompanied by a recommendation report that lists cost effective and other measures (such as low and zero carbon generating systems) to improve the energy rating of the building. The certificate is also accompanied by information about the rating that could be achieved if all the recommendations were implemented.

INSPECTION OF AIR CONDITIONING SYSTEMS

TM44 : Inspection of Air Conditioning Systems. The guidance is primarily intended to support inspections which are carried out for compliance with the EPBD, but will also be useful to anyone who wishes to assess the energy effi ciency of an air conditioning system.
