Ian Tunnicliffe Building Consultancy Limited is an independent specialist building consultancy providing professional services covering architectural design, project management, contract administration and building surveying from all stages from inception through to completion.
Through our network of trusted partners we are able to extend our services to cover mechanical and electrical, structural and civil engineering, and quantity surveying. Offering a fully integrated, bespoke multi-disciplinary offer.

Our Services
We have a vast amount of experience providing multi‐disciplinary design consultancy services in the Community/Government, Defence, Education, Health and Blue Light sectors. Specifically in the delivery of new build and refurbishment projects ranging from contract values of £10k to £2 million.

Sectors Include:
Blue Light
Working with West Yorkshire Fire & Rescue Services we have carried out architectural design services on comprehensive refurbishments of many fire stations throughout the West Yorkshire area.
Government
We work with Rochdale Metropolitan Borough Council and Rochdale Development Agency providing architectural design, contract administration services, building surveying services and principal designer services to deliver refurbishment projects and survey reports on their properties.
Health
We have undertaken several capital projects on behalf of Tameside and Glossop NHS Trust. Working alongside the Estate surveyors providing building design and contract administration services to deliver capital projects.
Community
We provided architectural lead design services and contract administration services for the fit out of a local community centre in Tameside, Greater Manchester.
Education
We have undertaken architectural design services for the refurbishment of classroom areas.
We also provided planned preventative maintenance and condition surveys to academy and multi-academy schools to forecast the future expenditure and liabilities over the subsequent 5-10 years.
Industrial
We have been appointed on several industrial buildings providing architectural design, contract administration services and principal designer (PD) duties under the CDM Regulations.
