Commercial Property Management

Rent and service charge collection
Rent and service charge demands are sent out to tenants and followed up including action, if necessary to recover any late payments or arrears.
Full tenant liaison
We work closely with both the landlord and the tenants to ensure that where possible both parties needs are accommodated. Dealing with tenant applications for alterations or assignments
Service charge administration
Based on our experience and knowledge of the managed property, we set up and administer the service charge budget. Service charges monies are securely held in discrete dedicated client accounts which are administered in accordance with the RICS regulations to ensure security and transparency. We routinely update our clients on income and expenditure.
Rent reviews
Implementation and negotiation of rent reviews. Market knowledge and expertise in most instances lead to a negotiated settlement between the parties. If necessary, referral to the RICS for appointment of an independent surveyor and preparation of required expert reports.
Building Maintenance and Health & Safety
Through both routine inspections and regular communication with occupiers we oversee the cyclical planned maintenance of the property. Invariably unforeseen issues arise that are addressed quickly and in the most cost-efficient way. Working with appropriately qualified specialists we ensure that Health & Safety requirements are met and adhered to.
Lease renewals
Implementation (with support of solicitors) and negotiation of Lease Renewals within the Landlord & Tenant Act 1954. As required referral to RICS to PACT (Professional Arbitration Court Terms) or Court proceedings

In consultation with the management client, we prepare an annual itemised service charge budget for approval. We issue service charge demands in accordance with the lease and budget and collect funds, chasing the arrears as required.

Administration of routine maintenance and contractors. Working in conjunction with building surveyors as necessary, issuing Section 20 notices for major works.
Health & Safety
Working with specialist independent contractors to ensure compliance with Health & Safety requirements.
Insurance

Regularly attending client meetings and communicating with residents on all matters. Regular site visits and inspections, followed up with a client report.

Administration of service charges and preparation of year end accounts, with nominated client accountants for review and sign off by the client.

Understanding
A meeting with the client to thoroughly understand your premises needs in terms of location, size and building characteristics. An inspection to identify what is good and what is lacking with your existing premises so we can find the right property for you.
The Search
We will search the market to identify properties on the market that may be suitable and provide details for initial consideration. We will arrange and accompany you on all inspections of potential properties.
Negotiations
Once a suitable property is found we will negotiate all the principal terms of the purchase or letting to acquire the property to ensure you get the best terms. We will liaise with solicitors and other professionals during the drafting of the lease or conveyance.
National Acquisitions
We act for a number of companies and organisations overseeing and coordinating their national property acquisitions.
