Arbenigol is the Welsh word for specialised. The name represents the business’ unique and bespoke approach to property development, whilst referencing the Director’s Welsh heritage.
Over the past decade the property development process has got ever more complicated due to added levels of legislation. Arbenigol specialises in a pro-active consultancy led service, founded on honesty and transparency.
From our own experiences we are able to guide partners through either commercial or residential development projects. We strive through our knowledge base and efficient reporting methods to remove the development stress and add value.
Arbenigol is a niche property development and asset management company.
Arbenigol works with public sector departments and agencies, property owners, banks, investment funds, businesses, property occupiers and private investors with the primary focus of maximising the value of their property assets.
Arbenigol’s approach means that all projects undertaken are proactively managed to obtain positive results in the most efficient and commercial manner.

Arbenigol provides strategic project co-ordination consultancy to Owners, Developers, LPA Receivers, Retailers, Care Home Operators, Banks, Building Societies, and their clients with regard to all manner of varying property types, from land to multi-storey city centre buildings in varying circumstances, from vacant sites to distressed and poor performing property assets, to fully let assets with long intuitional leases.

Purchasing
Through our experience we have advised and purchased many different properties through a variety of creative methods. These include, but are not limited to;

We also provide a complete site/ property analysis with appraisals and cash flows where necessary taking into account of current yields, values, location, legal or planning restrictions and competition.
Corporate structures
Together with our retained accountants we provide advice on the most tax efficient method of procurement while at the same time limiting risk.
Funding and Tax efficiency
We use various methods of funding our projects from traditional institutions such as the banks to venture capitalists and private individuals. All transactions are run via our retained accountancy team to ensure that they are as tax efficient as possible.
Leasing
In many instances we co-ordinate leasing of developments on what is know as a “back to back” basis. This means we co-ordinate the lessee to enter into an agreement to lease at the same time as purchasing the property in order to reduce risk.
Sales and Marketing advice
From previous experience as property agents we provide advice on the best method of marketing and disposal of assets.
Planning
We co-ordinate the information sourced from the team to the planning consultants to ensure we make as strong a planning case as possible which we find vital to the eventual success. This co-ordination can also involve community involvement and promotion via local politicians and councillors. Arbenigol also offer an independent service to developers with regard to negotiating affordable housing provisions using the Three Dragons Toolkit.
Design and Construction
Due to the complexities and legislation of modern development, the design stage can be very complex. Our expertise helps to ensure the correct design to fit the occupier while both meeting the planning and energy efficient requirements and at the same time being cost effective. What once was a relatively simple process has been turned into what many now consider a black art with a steep learning curve for the amateur. Arbenigol provide a complete service of co-ordinating the design team to meet the necessary goals with regular updates.

The modern development team can often include in excess of 10 consultants, Architects, Structural Engineers, Civil Engineers, Land Surveyors, Valuers, Legal Advisers, Party Wall Surveyors, Utility Managers, Code/ BREEAM Advisors, Quantity Surveyors, Lighting Engineers, Construction Contractors, Site Investigators to name a few. We can provide a complete service as a main point of contact that co-ordinates all parties to ensure that a development runs as smoothly and efficiently as possible.
