WELCOME TO HUB TELECOMS

We provide specialist consultancy services to landowners with telecoms equipment installed on their land or buildings. We have over 50 years of experience in the mobile telecoms industry, and our staff benefit from the experience of having previously worked for the mobile phone operators. We have applied and continue to build upon our knowledge to provide owners, occupiers, developers and landlords with what we believe to be an unparalleled service.

The amendment of the Electronic Communications Code in December 2017 has seen relationships between landlords and operators become adversarial and litigious. With mobile phone operators resorting to the Lands Tribunal to acquire sites, it is now even more important for landowners to ensure that they receive correct and timely advice so that costly and time-consuming legal proceedings can be avoided.

What are our services?
Our services include professional property services as well as practical elements including management of access requests, lease renewals, rent reviews, negotiation of heads of terms, equipment and rf audits, health and safety and condition surveys, structural checks, managing new site survey requests and giving advice and assistance on the Electronic Communications Code.

 

MANAGEMENT OF OPERATORS ACCESS REQUESTS

Including:

  • Drafting agreeing, implementing & managing a site/portfolio specific access process
  • Checking RAMS and contractors competencies- maintaining records
  • Identifying when works require drop zones - impacting on occupiers or passers by

NEW SITE SURVEYS - MSV REQUESTS

Including:

  • Responding to the initial request to survey - usually an innocuous looking letter.
  • Securing from operators formal agreement to pay landlords, agents and solicitors reasonable costs
  • Negotiating terms for the legal agreement to facilitate the survey/MSV (Multi-Skilled Visit)
  • Assisting in collating relevant information drawings, asbestos, fire safety reports, roof guarantees
  • Conducting and agreeing condition surveys prior to the MSV

  • Conducting site H&S audits- identifying risk ownership
  • Reviewing the design, positioning and operation of the operators' apparatus & impact upon the site, occupiers & passers-by

STRUCTURAL CHECKS CONDITION SURVEYS, DILAPIDATIONS

Including:

  • Undertaking structural and condition surveys -recommending remedial works
  • Obtaining and analysing operators structural analysis/Global Design Check (GDC)
  • Recovering clients costs for structural repairs to the parent structure
  • Checking operators suggested remedial/strengthening works and reporting to client
  • Discussing and exploring design solutions with client
  • Checking upgrade drawings for risk of structural damage to parent structure.
  • Preparing & agreeing photographic schedules of condition with operators prior to major works
  • Conducting dilapidations surveys in accordance with lease provisions and negotiating settlement
