UK House Price Index for June 2025
The UK HPI shows house price changes for England, Scotland, Wales and Northern Ireland.
The June data shows:
- on average, house prices have risen 1.4% since May 2025
- there has been an annual price rise of 3.7%, which makes the average property in the UK valued at £269,000
England
In England the June data shows, on average, house prices rose by 1.3% since May 2025. The annual price rise of 3.3% takes the average property value to £291,000.
- The North East experienced the most significant monthly increase with a movement of 3.4%
- The South West saw the biggest monthly price fall, with a decrease of 0.5%
- The North East experienced the greatest annual price rise, up by 7.8%
- London saw the lowest annual price growth, with a rise of 0.8%
UK house prices
UK house prices rose by 3.7% in the year to June 2025, up from the revised estimate of 2.7% in the 12 months to May 2025. On a non-seasonally adjusted basis, average house prices in the UK increased by 1.4% between May 2025 and June 2025, compared with an increase of 0.4% from the same period 12 months ago (May 24 and June 2024).
The UK Property Transactions Statistics showed that in June 2025, on a seasonally adjusted basis, the estimated number of transactions of residential properties with a value of £40,000 or greater was 94,000. This is 1.3% higher than a year ago (June 2024). Between May 2025 and June 2025, UK transactions increased by 13.4% on a seasonally adjusted basis.
The highest monthly house price increase was in the North East, where prices rose by 3.4% in the year to June 2025. The highest annual growth was also in the North East, where prices increased by 7.8% in the year to June 2025.

The UK HPI is based on completed housing transactions. Typically, a house purchase can take 6 to 8 weeks to reach completion. As with other indicators in the housing market, which typically fluctuate from month to month, it is important not to put too much weight on one month’s set of house price data.
